great points. As a former credit officer myself, I am a strong advocate for requiring audited copies of financial statements, bank records and balances notarized by a banking officer.
Plus if you are spending the money, hire a private investigator or an attorney to perform a background check on the developer and the agent that you select.
Working long distance there is no way to establish a solid relationship unless you build a foundation of trust on the facts that have been verified by an independent third party that will be accountable if the facts prove to be mistaken.
